You are listing your apartment on Airbnb. Everything goes fine until the "Registration number" field. You open the folder with the house papers and find three numbers: AFM, ATAK, AMA. Which one goes here? And what will Booking.com ask for next?
The confusion is common, because all three numbers relate to the same house. Each one has a different job, though. Below we explain what each one is, where you find it and where it goes.
The three numbers at a glance
- AFM: the Greek tax number of the person managing the property (you or your company). It belongs to the person, not the house.
- ATAK: the Property Identity Number. It is the number of the property in the tax record of your assets (E9) on myAADE. It belongs to the property as an asset.
- AMA: the Property Registry Number in the AADE Short-term Accommodation Property Registry. It is the number of the property as a short-term rental. This is the one the platforms ask for.
In one sentence: you use the ATAK to get the AMA, and you show the AMA on the platforms. In Bookmatrix.com the AMA and ATAK of every unit are saved once in the Short-term Rental Registry and used on every declaration.
How you get an AMA
The AMA comes from the Short-term Accommodation Property Registry application on myAADE, with your personal credentials. According to the AADE FAQ:
- If you are the owner, you need the ATAK of the property. If you rent out a part of it separately (partial rental), you also enter the square metres of that space.
- If you are not the owner (sub-lessor), the owner first files a Lease Information Declaration with the ATAK and the right to sub-let. You then get an AMA with the number of that declaration.
The AMA is issued at once, on registration. If the property changes owner or manager, the new one registers it again and gets a new AMA.
One AMA or several?
This is where most mistakes happen. The AADE rules:
- One property on several platforms: one AMA. The same apartment on Airbnb and Booking.com has the same AMA on both.
- Two properties: two AMAs. Registration is per property.
- Rooms rented separately: a separate AMA for each, through the "Partial rental" option. If you offer the whole house as well as the rooms separately, you get an AMA for the whole and for each space.
In practice: every listing on the platforms must carry the AMA of the space that listing sells.
What about licensed accommodation
If the property has a Special Operating Licence (ESL), for example a tourist villa, it is entered in the registry without getting an AMA. The ESL number, with the prefix "ΕΣΛ", is used as the AMA. Those with a Unique Notification Number (MAG) register the property and get an AMA. That is why Airbnb labels its field "AMA, ESL or MAG".
Hotels are not part of this registry. Platforms ask them for the number of their licence. Which number applies to your own licence is something to confirm with your accountant.
Where the AMA goes on Airbnb
Since 1 June 2021 every new listing in Greece on Airbnb must include a registration number (AMA, ESL or MAG) in a dedicated mandatory field, or state that it is exempt. The field is in the listing settings. Airbnb explains when an exemption applies, for example when the listing is not a property, such as a boat or a tent.
Airbnb also asks for your tax details, including your tax number. It sends them to AADE together with the AMA and the income of each listing.
Where the AMA goes on Booking.com
Under the 2021 cooperation protocol, AADE agreed with Airbnb, Booking.com and Vrbo that each platform provides a distinct field for the registration number, or for a justified exemption. On Booking.com the field is in the Extranet, in the property details, as a licence or registration number. The menu changes from time to time. If you cannot find it, search "license" in the Booking.com partner help.
The same protocol says that, after notice from AADE, the platforms remove listings without a registration number or a justified exemption. The 2023 renewal (as reported in the press) added format checks on the AMA field. A wrong number does not go unnoticed.
And the tax number?
The AFM does not go on the listing. It goes in the tax details of your account on the platform, because the platforms report to AADE who earns what. If you are a foreign owner, AADE asks you to get a Greek tax number to declare the rental income.
The most common mistakes
- Typing the ATAK instead of the AMA in the platform field.
- Using the same AMA for two rooms that are sold separately.
- You bought or took over a property and kept the previous manager's AMA.
- The AMA shows on one platform but is missing from another or from your own website. AADE asks for it on every channel that advertises the property.
When the same house is on several platforms, the channel manager keeps availability the same everywhere, so it is never sold twice. For how that works, read how double bookings end. For the changes in the law, see our article on law 5170/2025.
Frequently asked questions
Which number goes in Airbnb's "registration number" field?
The AMA of the property from the Short-term Accommodation Property Registry. If you have an ESL, the ESL number with the prefix "ΕΣΛ". Not the ATAK and not the tax number.
Do I need a different AMA for Booking.com?
No. The same property has one AMA, written on every platform where you offer it.
I rent three rooms in the same house separately. How many AMAs do I need?
One for each room offered separately, through the "Partial rental" option. If you also offer the whole house, you need an AMA for the whole as well.
Where do I find the ATAK?
In the details of your properties (E9) on myAADE. If the property has several owners or is new, ask your accountant which ATAK matches your own right.
