It is the 18th of the month, evening. The kids are asleep, the laptop is open on TaxisNet and next to it is the phone with the Airbnb bookings. Full name, dates, amount, platform. Next booking. Start again.
Anyone renting apartments or rooms short-term in Greece knows that evening. At ten bookings a month it is a task. At fifty it becomes a second job. This article explains what AADE asks for, by when, and how the declaration can come out of your booking system instead of being typed.
What the Short-term Stay Declaration is
Every property rented short-term is entered in the AADE Short-term Accommodation Property Registry and gets a Property Registry Number (AMA). For every stay in that property, one Short-term Stay Declaration is filed. Short-term means a rental of up to 59 days, of a furnished property, with no services beyond bed linen. Since 1/1/2024 this applies whether the booking came through a platform or not.
In Bookmatrix.com all of this lives in one place, the Short-term Rental Registry: which stays need a declaration, which are declared and which deadline is next.
When it is due
The AADE rule is simple: the declaration is filed by the 20th of the month after the guest's departure date. A stay that departs on 28 July is declared by 20 August. A stay from 30 July to 3 August is declared by 20 September, because the departure is what counts.
Two more points people forget:
- Cancellations with a charge. If a booking is cancelled and, under the cancellation policy, the guest pays an amount, a declaration is filed by the 20th of the month after the cancellation.
- Corrections. A mistake is fixed with an amending declaration. Changes are possible until the Registry is finalised, which happens by 28 February of the year the income tax return is filed.
When the AADE system has trouble on the last day, AADE has extended the deadline by decision (for example A.1146/2025 for departures in September 2025). Do not count on it. The 20th is the date that matters.
What each declaration contains
The form on brahyhronia.aade.gr asks for each stay, among other things:
- the AMA of the property,
- the guest details, and whether the guest is a foreigner or Greek with a tax number,
- arrival and departure dates,
- the total agreed rent, or the amount under the cancellation policy,
- the payment method,
- the platform. For a phone or website booking, AADE says to choose "Other digital platforms" and write "Outside platform".
All of this is already on the booking. The problem is not that it is missing. It is that you copy it by hand from one system to another.
How much time it takes by hand
A rough estimate: if one declaration takes about 4 minutes (open, copy, check, submit), then 50 bookings a month is about 200 minutes, more than three hours. And in August a small property with several rooms can have more than 50. Add the mistakes: an amount typed with the commission inside, a date that slipped, a booking that was forgotten.
How Bookmatrix.com does it automatically
Bookmatrix.com starts from the calendar. Every booking, from Booking.com, Airbnb, Expedia, your website or the phone, is already there with the guest, the dates and the amount. From there:
- Property details, once. You give us the AMA and ATAK of each unit and your TaxisNet access for the registry. They are saved once and used on every declaration.
- One list of what is due. Every stay that still needs a declaration, by property and month, with its deadline next to it.
- Reminders. Push and email reminders seven days before the monthly deadline.
- The declaration is prepared from the booking. In every plan, the data of each stay is prepared in the format the registry asks for, with a link that opens the stay in brahyhronia.aade.gr. You review and submit.
- With the add-on, it is submitted for you. The declarations are filled in and submitted to the registry. You can ask for a dry run first, where each stay's form is filled in without being submitted and you decide whether it continues. A stay is marked declared only after AADE shows its success message.
- The certificate stays on the stay. Upload the AADE certificate as PDF or image and keep the protocol number next to it. The calendar shows which stays are declared.
The monthly climate resilience fee declaration is handled from the same screen, per unit. For the fee itself, see our article on the climate resilience fee and the visitor tax.
What you still check
Automation takes away the typing. It does not take away the responsibility: registry data counts as a solemn declaration, and it is filed under your own credentials. Three things are worth a look every month:
- The amount. That the rent on the booking is what was agreed with the guest. How commissions and fees are treated in the amount is something to confirm with your accountant.
- Cancellations. Bookings cancelled with a charge need a declaration too.
- Changes after filing. If dates or the amount changed on a booking already declared, an amending declaration is needed.

What it costs
The list of what is due, the reminders, the preparation of each declaration and the certificates are included in every plan. Submission done for you is an add-on, "Automatic Short-term Rental Submissions", at €150 a year. All prices are on the pricing page.
Frequently asked questions
What is the deadline for the Short-term Stay Declaration?
The 20th of the month after the guest's departure. For a cancellation with a charge, the 20th of the month after the cancellation.
Do I still need my TaxisNet access?
Yes. Declarations are filed under your own TaxisNet account. Bookmatrix.com keeps the credentials for the registry so the submission runs without you logging in each time.
Are bookings outside the platforms declared too?
Yes. Since 1/1/2024 a rental closed outside a platform is also short-term. In the platform field you choose "Other digital platforms" and write "Outside platform".
Can I submit myself without the add-on?
Yes. Every plan prepares the data of each stay and opens the stay in brahyhronia.aade.gr. You review and press submit.
Does this apply to hotels?
Not in the same way. The Short-term Stay Declaration is about short-term rentals. For hotels and other licensed accommodation, ask your accountant which obligations apply to you.
