On the wall behind reception hangs a calendar with reservations, ferries and weddings. Missing from it are the dates with no guest: the 20th of the month, the last day of the month, 31 January. This article puts them in one place, for hotels, rooms-to-let and short-term rental properties in Greece.
We update it when something changes. Some 2027 dates have not been announced yet. Where that is the case, we say so clearly.
The three monthly appointments
Every month, all year round, a property has up to three deadlines:
- By the 20th: Short-Term Stay Declarations, for every guest who departed the previous month (only for properties in the Short-Term Rental Registry).
- By the last working day: the VAT return for the previous month, if you keep double-entry books or are on the monthly regime. With single-entry books on the quarterly regime, the return is per quarter, by the last working day of the month after the quarter.
- By the last day: the climate crisis resilience fee declaration, for the special documents issued the previous month. For a month with no stays there is no zero declaration.
All of these rely on documents that have already reached myDATA. If you issue from Bookmatrix.com, every receipt, invoice and fee document is sent at the moment of issue (see myDATA E-Invoicing).
January 2027
- 20/1: short-term stay declarations for December 2026 departures.
- Last working day: VAT for December (monthly filers) or Q4 2026 (quarterly filers).
- 31/1: climate fee declaration for December 2026.
- 31/1: the e-invoicing transition period ends for second-period businesses. Under decision A.1197/2026, from 2/11/2026 invoices to businesses are issued only electronically (certified e-invoicing provider or timologio), and until 31/1/2027 parallel use of the old methods is allowed, under conditions. From 1/2/2027, electronic only.
February
- 20/2, end of month: the three monthly appointments for January.
- 28/2: last day for amendments to 2026 Short-Term Stay Declarations and for finalising the Registry. AADE sets the limit at 28 February of the year in which income tax returns are filed.
March
- The monthly appointments for February.
- 31/3: last day with the winter climate fee amounts (November to March).
- Get the year's figures ready for your accountant. Income tax returns for 2026 open in spring. The exact 2027 dates will be announced by AADE.
April
- 1/4: summer climate fee amounts start (April to October). For example, for furnished rooms to let the fee goes to €2 per room per night from €0.50 in winter (Law 5177/2025, article 44).
- Stays from 31/3 into 1/4: when a stay crosses into a month with a different amount, the special document is issued for each month separately.
- Last working day: VAT for March or Q1 2027.
May and June
- The season starts and the monthly appointments get heavier: more departures to declare by the 20th, more fee documents.
- Income tax returns are open. Talk to your accountant about when yours will be filed.
July
- Income tax return deadline. In 2026 it was 15 July for individuals (E1 and E3) and the last working day of July for legal entities with single-entry books. For 2027 we are waiting for the announcement.
- Last working day: VAT for June or Q2.
August to October
- Peak season. The monthly appointments carry the year's largest volume. A stay not declared in August is hard to find in October.
- Last working day of October: VAT for September or Q3.
- 31/10: last day with the summer fee amounts. A stay from 29/10 to 3/11 needs two special documents, one per month.
November
- 1/11: winter fee amounts start.
- The monthly appointments for October. For many seasonal properties these are the last of the year with stays.
December
- Year-end check: every document has a MARK, every cancelled reservation with a document has a cancellation or credit note, every month with stays has a fee declaration.
- December's declarations fall in January 2028.
If you have staff
Staff obligations (hiring, work schedules, payroll, contributions) have their own calendar and are filed on ERGANI and e-EFKA, usually by your accountant or payroll office. This article does not cover them. Bookmatrix.com does not submit anything to ERGANI.
How Bookmatrix.com helps
- Every document is sent to myDATA at the moment of issue, with its status next to it.
- The climate fee is calculated per stay, with the right amount for the month, and issued as its own document.
- The Short-term Rental Registry keeps the list of stays to declare and sends a reminder seven days before the 20th.
For the fee amounts and declaration, see our article on the climate resilience fee. For the Registry, the article on Law 5170/2025.
Frequently asked questions
What if the 20th or the last day of the month falls on a weekend?
For the VAT return the law speaks of the last working day. For the other deadlines, do not wait for the last day. File earlier or ask your accountant.
Do I file a fee declaration in the months I am closed?
No. With no stays and no special documents, there is no obligation to file a zero declaration.
Will this calendar be updated?
Yes. When the 2027 income tax return dates are announced or a deadline changes, we update it and change the update date below.
